A turnkey construction project is one where the builder delivers a completely finished home that is ready to live in the moment you get the keys. You should be able to turn the key in the front door, walk in, and start your life. No unfinished rooms, no pending punch list items, no additional work needed.
What Turnkey Includes
A true turnkey home should come with:
- All construction complete from foundation to finishes
- All inspections passed and Certificate of Occupancy issued
- All fixtures and appliances installed and working
- Flooring, paint, and trim completed throughout
- Landscaping installed (at minimum, sod, irrigation, and basic plantings)
- Driveway and walkways poured and finished
- All systems operational including HVAC, plumbing, electrical, and water heater
- Garage door opener installed and programmed
- Clean and ready for move-in
What Turnkey Does Not Always Include
This varies by builder, so always ask. Some things that are sometimes excluded from turnkey:
- Window treatments like blinds or curtains
- Fencing
- Pool construction (usually a separate contract)
- Furniture and decor (obviously)
- Extended landscaping beyond basic sod and plants
- Smart home systems beyond what was specified in the contract
The key is to read your contract carefully and make sure every item you expect is listed. If it is not in writing, do not assume it is included.
Turnkey vs. Spec Homes
A spec home (short for speculative) is a home a builder constructs without a specific buyer lined up. The builder makes all the design decisions and then sells the finished product. Spec homes are turnkey in the sense that they are move-in ready, but the buyer has no input on the design, layout, or finishes.
A turnkey custom home is different. You work with the builder during the design phase to select your floor plan, finishes, fixtures, and features. Then the builder handles everything from dirt-to-keys. You get a custom home built to your specifications, delivered ready to live in.
Turnkey vs. Semi-Custom
Some builders offer a "semi-custom" approach where you choose from a set of pre-designed floor plans and a limited selection of finishes. This is a middle ground between a spec home and a fully custom build. It can be turnkey, but your choices are more limited.
A fully custom turnkey project gives you the most flexibility. You are involved in every decision from the floor plan to the cabinet hardware, and the builder delivers the finished product.
